Renting: The "Search" Phase
Most expats rent in the Vrije Sector (Free Sector).

Income Requirement: Expect to show gross monthly income of 3.5x to 4x the rent.

Buying: The "Investment" Phase (2026 Updates)

100% Mortgage: You can still borrow up to 100% of the home's value in the Netherlands.

Kosten Koper (k.k.): You need roughly 5-6% of the price in cash for the notary and advisor fees.

Transfer Tax Exemption (2026): If you are under 35 and buying your first home for under €555,000, you pay 0% transfer tax!* (Others pay 2%).

NHG Safety Net: In 2026, the National Mortgage Guarantee (NHG) limit has increased to €470,000 (or €498,200 with energy-saving upgrades).

Tips for when searching for a Home
- The market moves fast. Always have your 'Employer Statement' (Werkgeversverklaring) and recent payslips ready in a PDF before you even go to a viewing.
